Off Main Housing Study

The intent of the project was to support the growth and diversity of housing in this dynamic Vancouver neighborhood. A rezoning inquiry was made for three 33’ lots just east of Main Street. Two lots are currently zoned RS-7 for single family dwellings and the third lot is zoned C-2 for mixed commercial & residential uses. To increase the density on the site, two different housing policies were applied. Under the City of Vancouver’s Secured Market Rental Housing Policy (Rental 100) and the Affordable Housing Choices Interim Rezoning Policy, 32 rental units were proposed. The unit mix included one, two, and three-bedroom units including 6 ground-oriented suites. Taking into consideration the current and future developments along Main Street, the building steps down in height to create a transition from a commercial street to the existing single-family neighbourhood. Ground-oriented family sized suites with individual front doors maintain the front-yard feeling of neighbourhood and support the community vision plan.
